Two ways to sell

Selling to me, or listing it.

Both are real options. Here is the honest version of each so you can pick the one that fits.

Selling to me

  • No repairs, no cleaning, no showings. Leave behind anything you do not want. Nothing to prepare and nobody walking through on a Sunday.
  • No commission and no fees. Not at signing, not at closing, not at any point.
  • You pick the closing date. Fast if you need fast, months out if you need time to move.
  • One number from a person. Not an algorithm and not a range. You get a figure on a short call and you can say no.

Listing with an agent

  • Usually a higher price. Open-market exposure normally beats what a direct buyer pays. I will say that plainly rather than talk you out of it.
  • Commission, typically around five to six percent. Plus closing costs, out of your proceeds.
  • Repairs and inspection requests. You may be asked to fix things you did not know about.
  • Time on market, and it costs you while it sits. Insurance, utilities, taxes and upkeep keep running.
