We pull what is publicly on file for it and read whatever you chose to tell us. If something is unclear we will ask you one or two questions rather than guess.

What will you actually offer?
That comes from a person, not a form. Once we know the address, the rough condition and your timeline, someone gets you one number on a short call. We do not post ranges or ballparks, because a number that is not based on your actual house is not worth anything to you.
Did you inherit a house you would rather not keep?
This is one of the most common situations we deal with. You do not have to clean it out or repair a thing. If the estate is still working through probate, that does not end the conversation, it just changes the timing, and we will work that out with you.
Is the house in rough shape?
Rough is normal here. Roof, foundation, HVAC, plumbing, electrical, fire, water, mold, or a full gut job. None of it disqualifies a house and none of it is bad news to us. If you find yourself apologizing for the condition, you are talking to the right buyer.
Do you have a tenant who stopped paying?
We buy occupied houses, including ones where the tenant is behind. You do not need to get the place empty first. We will ask whether there is a written lease and what the situation looks like, and go from there.
Are you behind on payments or property taxes?
Being behind does not take a house off the table. Tell us early rather than late, because it is a normal part of these deals and it is easier to work around when we know about it up front.
Is the house just sitting empty?
A vacant house costs you every month it sits, between insurance, utilities and upkeep. We buy vacant property regularly. You do not need to stage it, clean it, or turn the power on for us.
Do you still own it with an ex?
More common than you would think. Everyone on the deed has to agree to sell, so the first thing we will ask is who else is on it and whether you are on the same page. We keep it straightforward for both sides.
Are you trying to avoid realtor commissions?
We are not agents and we are not listing your house. We buy it directly for our own account, so there is no commission and no fee to you at any point in this.
Do you have to clean it out or fix anything first?
No on both. Leave behind furniture, junk, appliances, whatever you do not want. No repairs, no inspections you have to pass, no cleaning, and no showings.
Did it already sit on the market without selling?
A listing that went stale is not a red flag to us. Plenty of the houses we buy were listed first. What matters is the house and what you need out of it, not what a previous listing did.
Who you are dealing with

You are dealing with me directly. I am Torian, I own TOPSICO LLC, a Tennessee limited liability company formed in 2022, and I buy residential property with my own capital and either hold it or resell it.
When you send in a property, I am the one who looks at it, and I am the one who calls you. There is no call centre in the middle of this and you will not be handed between six people.
I am not an agent and I am not a broker. Nothing on this page is a listing and I am not representing you in a sale. If you want your house exposed to the open market, an agent will almost always get you a higher price, and I will tell you that rather than talk you out of it.
I only text people who asked me to. That means you either opted in through the chat on this site or you texted me first. I do not buy contact lists, I do not sell or share your information, and I do not pass your phone number to anyone else for their marketing.
